All AZ Residential Management tenants must meet the following requirements.
Our application is processed by obtaining a copy of your credit report which includes:
We do not accept Section 8
We do not accept anyone with an active or dismissed bankruptcy (discharged bankruptcy may be acceptable)
We do not accept any eviction or judgment within the last 5 years unless it has been satisfied.
We do not accept anyone with a sexual or violent Felony conviction
We do not accept anyone with a non-violent felony conviction within the last 5 years unless it has been reduced to a misdemeanor (proof required)
Total combined verifiable income for everyone 18 or older that will be occupying the home to be at least 3 times the amount of the monthly rent.
Total debt as reported on the credit report should not exceed a 75% debt to income ratio. (Certain exceptions apply)

All tenant applications are processed as quickly as possible once all required information has been provided. This process can take up to two business days. Once you have been notified of your approval you have three business days to come to our office and sign your lease.
